Independent BIM Review

An independent check on

the models you rely on.

We review architectural, structural and MEP models for owners, consultants and inspection bodies. Because we did not build the model, we have no reason to hide what is wrong with it.

Example review

A review in 60 seconds.

Twelve design models federated, 49 engineering rules applied, and a critical clash caught in the model, not on site.

Scope

What we check.

Every discipline, against your BIM Execution Plan, your Level of Information Need and the project stage.

  1. Model quality & integrity

File health, naming, coordinates, levels, worksets and parameters checked against the BEP before any design review begins.

  2. Independent clash detection

We build our own federated model and run clash tests to the project's clash matrix, so results do not depend on the designer's own federation.

  3. LOD & information assessment

Each system and element group assessed against the required level of development and information, organised by CSI UniFormat.

  4. Interfaces & constructability

The places where disciplines meet: penetrations, ceiling voids, risers, plant rooms, access and installation space.

  5. BEP & information requirements review

BIM Execution Plans, LOIN tables and responsibility matrices reviewed for gaps, conflicts and clauses that cannot be delivered.

  6. Resubmission tracking

Each finding carried through revisions until it is closed, with weekly status reports for the project team.

Findings

Every issue ranked, traced and owned.

By severity

  • S1Critical. Stops construction or breaches a requirement.
  • S2Major. Needs a design change before the next stage.
  • S3Minor. Correctable within the current submission.
  • S4Observation. Good practice or a point to watch.

By stage

  • DSDesign stage. For the designer to resolve.
  • CSConstruction stage. For the contractor to resolve.
  • IFInterface. Between two or more parties.
  • UCUnclassified. Needs a decision on ownership.

Method

Five steps, one traceable register.

1. Register

Every model and document received is logged with its revision, so each finding points to an exact file.

2. Check

Integrity and quality checks with Revit, Navisworks Manage and a rule-based model checker.

3. Assess

LOD and information assessment by system, plus our own federation and clash runs.

4. Classify

Each finding given a severity, a stage and a responsible party, with a viewpoint and a clear action.

5. Report

A technical review report with the full findings register, and weekly progress reports during review.

Read-only, always

We never modify a file we receive. The models stay exactly as the design team issued them.

Who it is for

For the people who sign off the model.

  1. Developers & asset owners

Confidence that the models you pay for meet the BEP and are fit for construction and operation.

  2. Project management consultants

An independent technical opinion to support approvals, payments and stage gates.

  3. Inspection & certification bodies

Specialist BIM reviewers working behind your team, in your format and under your name.
